The said purchaser, before acquiring a collector's  deed for real estate sold at delinquent tax 
certificate sale, has produced the following docume ntation as required by RSMo Section 
140.405:    
_____1) Original recorded copy of certificate of pu rchase.
_____2) Title search (from a licensed attorney, abs tract or title company) showing all persons 
with an interest in the real estate to be conveyed,  a copy of which is attached or has 
previously been provided to the collector. 
_____3) Copies of notification by certified mail to  any and all persons who hold a publicly 
recorded deed of trust, mortgage, lease, lien or cl aim upon the real proprety.  Notification 
must also include the last listed owner of record a t the time of the tax sale.  Copies of the 
notification and the certified receipts are attache d or have previously been provided to the 
collector.

Bidders are advised to find out more about the properties they're bidding on before the tax sale. If a prosperous bidder does not seem to earn payment, the certificates that were not paid for will be re-auctioned. Successful bidders have bought a lien just on the property. Tie bids aren't allowed when the auction begins.
